Any one tried this one? It claims that it is a stain sealer amongst other things, however, it appears to be water based?

Never tried it, but every Zinsser product I have tried does exactly what it says on the tin.

No reason to think that this won't be the same.

I was thinking the same. Just checked it out in my handy little zinsser book not sure how good the finish would be, since it’s covering cracks too.. but as every other zinsser product I’ve used it has always done what it’s supposed to, and lasted.

But I will add to this, from my experience water based stain block is crap and you’ll only be going over it again. I stick to what I know and that’s oil base stain block

I still get excellent results with Zinsser 123, water based and quick dry
