All advice greatfully appreciated!

Thanks,
Pete.

As there is no earth on your lighting circuit you should not be adding an extractor fan (or anything else) to the circuit.

I'm completely stuck. i think the problem is with the pull-down ceiling rose. it only has two inputs - one Red and One Black running to COM and L2 respectively (and an Earth.) I can't figure out where the switched live from the fan should go! There's no place in the pull-down for it to go. Think I'll need to pay a sparky for this job!

The permanent live goes to com, the switched live from L2 to the fan.

Are you wiring via a junction box?
