I have 3 ground floor ceilings which need attention, with some sizeable holes to repair (following removal of light fittings, chimney breasts etc) and a few old cracks and bumps. They are old lathe and plaster type, and I don't want to take them down. I was intending to overboard with 9mm plasterboard and have these skimmed. A lot of work.

However, someone has suggested that I should consider Artexing, with a stippled finish, after first repairing the holes and cracks.

What's the general opinion on artexed ceilings these days? This is a renovation project and I will be looking to sell the house on completion, so I don't want to do anything that will turn off potential buyers. Obviously the "deep swirls" and suchlike patterns are now out of fashion, but I'm thinking that a fairly sober stipple pattern might not be too bad.

What do you think?

As someone who spends half his life either skimming over it or overboarding it I'd say don't artex it. Nobody likes it these days and, while it may not put someone off buying your house, it's unlikely to encourage them either. I'd overboard it if I were you and get it skimmed. It's not as big a job as you think. And 9mm aint really good enough, you want 12.5mm.

Bite the bullet and make a mess. Pull the lathe and plaster down and redo it all properly. You will only spend a load of money doing a bodge really. Okay if you are going to sell and are just making it look better but Artex will be a big put off for potential buyers.

News to me, all my ceilings are artex with stipple finish since 1980 build, what is the new fashion smooth and coving or is that out too but what suites and older property, as the Op has lathe and plaster I am guessing it is a period property and he is selling? :dunno:

The problem is everyone always knows why the ceiling is artexed. It's 'cos it's cracked underneath it :wink:

Outdated, much like ugly patterned carpets, wood effect tellys and stripy wallpapers with garish colours.
It only looks good in a handful of situations I think.

So the general consensus seems to be to avoid artexing, but make sure there's plenty of apples and bananas to hand?
