I moved into a mid terrace 1900 house in South London over a year ago now. We initially noticed that 2 of the upstairs rooms walls got very wet when it rained and this made the paint work fall off or bubble. We then also noticed that there was a small amount of wetness on the walls on the ground floor directly under the wet upstairs walls (but only at the top)
The gutters were very full so we thought that in heavy rain the water was just washing on to the walls, so we cleaned the gutters out. Not much improved though. We then had three roofers out and they all suspected that the roof flashing was the issue and that this needed repairing. We chose a firm and went ahead. By this point the weather was improving and we waited for a couple of months with no rain and then painted the walls with a special sealant paint.
Unfortunately when it started raining again recently we realised that the problem was still not fixed.

I am now at a point where I think I need a chartered surveyor to come in and take a look to once and for all get a diagnosis, but just trying to get some more advice before i shell out more money?

Hi mrebel,

You could try treating the brickwork, perhaps it has become porous? How's the pointing?
