Hello, I have uniform wet patches in an upstairs bedroom.There are two areas both with fist sized wet patches that make a pattern identical to that of the dots on a dice that has rolled a five. I presume it means damp/wetness is coming through the wall ties. The house is a victorian brick building - the wall affected is the pine end of the house. The bricks are pretty pourous generally and are quite brittle in some areas. My thoughts are that i should check the pointing and repoint if necessary then spray the walls with waterseal/waterpoofer. Is this likely to remedy my problem or will the ties need to be removed.thanks

Do you have access to a metal detector?

That will confitm that it is the wall ties.

If it is the ties, removing them is a bad idea!

Have you had the wall ties replaced or has the previous owner had them replaced?

A metal detector sounds like a good idea. When I said removed I did mean replaced aswell. The previous owner appears to have bodged many jobs & I presume he covered over the patches.if it is ties will they need replacing?

I'm not offering any solutions - just chucking a couple of thought into the discussion

A lot of the work I have done in my younger years was in Llandudno and in the man made section virtually all the houses are Victorian (as that was when sea was filled in to build Llandudno). From looking at the pictures the ceiling line is slightly wobbly (Victorians did manage to get them fairly spot on) and there is no coving or picture rail. Has it been hacked out and framed with insulation, then plasterboarded? Just thinking that it may be water running along the screws/nails (but dont know why it wouldnt appear further down).

What do the other chappies thing (and no I am not making a comment to eek me up to 1000 posts!)

Diolch North Wales 4 U! I have started pulling the ana glypta wallpaper off and there is what appears to be wooden board underneath it and there are nails where the wet patches are.Once all the wallpaper is off i'll inspect closer andsee exactly what has been covered up.
