Hi everyone,

A complete DIY newbie here looking into options to seal my patio at the join with the house edges (is this called a cold joint?).

It currently leaks between these joints during heavy rain which leaks onto a basement bedroom inner wall. Our house is in France and is breezeblock/concrete construction.

I'm thinking of having a groove cut into the edge of where the patio meets the wall and filling it with new concrete + a crystalline sealer. Then painting the top of the whole patio with a clear waterproof seal.

Is this a recommended method and one which is non-toxic?
Would be grateful for any other suggestions

Since your house is in France, have you considered putting in a French drain along where the patio meets the house so that the rainwater can flow away?

Hi Mike,

I think a French Drain would be a good idea for all the areas surrounding my patio (which goes all the way around the house), to properly solve the drainage. Especially since there is already a space between the patio and the surrounding grass. The patio is also suspended on one side further helping such a drainage ides.

Immediately just to solve the problem on one side though, I was thinking about the waterproofing options on the joins. I think I will still need this in any case as in parts the patio slopes inward!

the only problem with sealing, especially if it slopes inwards, is that the rainwater will just gather on the patio and water has a pain in the butt habit of finding a way in.

its a good job her house isn't in Spain otherwise I wouldn't know what to suggest...Spanish drain perhaps... :lol: :lol:
