I've bought a house with a conservatory. It appears that the conservatory was simply built on an existing flagstone patio, and is simply resting on the flags. I now have water seeping under the door threshold whenever it rains.

I've spoken to local contractors and specialists, but non-seem to understand the problem, never mind suggest a solution. Maybe I'm not explaining it well enough!

Does anyone here have any ideas???? Hope to hear from someone soon!

Some pics would help!.........Are you saying the brickwork was built directly on to the flags?

Hi Karlos,

Shorterm fix is to wait for dry weather and then silicon inside and outside of the threshold, longterm fix is take out the threshold, get a disc cutter and cut a groove about 6mm wide the entire length of the door opening (use a 4inch grinder in the corners) get a piece of waterbar (galvanised length of metal different widths available) grout the waterbar into the groove protruding 10mm up, replace threshold, alternatively, you could have a lead tray made for it.
