Hopefully someone can help me. I’m looking at extending our house and wondered if anyone could give me a rough idea of the difference in cost between a flat roof with a lantern and a pitched roof with two velux windows. Our extension is going to be 3m x 4.5m.

Flat roof with a Lantern. Do you envisage an orangery arrangement with a very large lantern? this would certainly effect the costs. Also the flat roofed area, if you wanted GRP Roofing, this would be far more expensive than torch on felt.
Pitched roof. Same problem I'm afraid. Do you want tiles, slate or eternit?
