Building Control - 17yrs since work

I did some work inside our home
And it's possible I should have had Building Regs
But this work was 17yrs ago
What was a Laundry was changed to Bedroom.
It already had heat and light to it. But basically it's like a basement, technically below DPC
We applied SBR slurry to the walls, then 2 x waterproof render, then Bitumen tanking, then studded the walls out with treated timber, then layered DPC sheet down the wall, unbroken and across the floors, then applied 50mm insulated backed plasterboard (inc. vapor barrier).

17yrs later - yes it's bone dry

But now selling the house and may need to verify the work
What is the best plan?

You can get retrospective Building Regs approval but you may open a can of worms here and they know how to charge!! Is it possible you can claim it was always like this when you bought it??? The least said to buyers is often the best and as it appears to be sound it probably is not an issue.

Naturally the forum would have to recommend that you take the right steps and get retrospective approval

about Ireland but in England to be able to call it a bedroom it must have a fire escape of some sort.

Best plan from my point of view. Market it "as is".

It's up to the buyers (or their conveyancers/solicitors ) whether they decide that they need to investigate further. After 17 years with no issues I wouldn't even bother mentioning it.
