Evening All,

Newbie here after advice from someone...

My wife and I are considering and extension rather than moving to give us more liveable space downstairs.

I have had 3 builders round this week (Northwest in Manchester) to assess and cost the work.
In essence, the existing kitchen/dining room and conservatory are to be one large extension. Completely removing the conservatory and replacing it with a brick extension.
We want to add a downstairs toilet, and convert the garage into a 2nd living room, bringing the new living room level with the front of the house.
Hope this makes sense
Problem is, i have no idea what a reasonable price is, or how feasible the project is. :dunno:

I have attached an image of current (right) layout vs how we want it to look, (left).
These aren't far off the right dimensions (used a free online tool) picture paints a thousand words and all that!

We'd be very grateful for any advice,

The prices the 3 builders give you will give you an idea how much it’ll cost.
You can’t expect anyone to give you a ball park figure on a forum.

Really?
Sorry, i didnt realise.

My issue is, differentiating between any estimates... so if one comes in at 30k and another 50k and another 70k?

I'm not going to hold someone to quote!!

I would just like to know how much this sort of work typically costs, working on the assumption that no other issues or unexpected problems arise?

Or am I dreaming?

Area,how busy the builders in your area are etc etc. Too many factors for anyone on a forum to give you a ball park figure. The guys that have quoted will be best placed to give you the info you need.
