Hi all, I would be greatfull of any advice I can get with a couple of questions.

My house has a detached garage to the side of it. Currently it has a slightly angled wooden framed with plastic sheet roof and doors/walls either end to make an enclosed room (techincally used to be the alleyway).

the roof is of poor construction and I plan to replace it this summer with a greater pitched, tiled roof. At the same time i would like to increase the length of the garage wall to be in line with the back of the house to make the 'room' the length of the house and can then use as a utlilty.

My questions are;
1. would I need planning permisson for this?
2. How found I find out what depth my foundations need to be for the new wall?
3. Would I require ceiling joists between the house wall/wall plate and rafters? I would like to have as much roof space as possible with velux windows fitted.

Any help would be great, thank you

1) My feeling is that you would need planning permission as part to what you are proposing is 'a change of use'.

2) You would deffinately be subject to Building Regs. They would inspect and advise on the depth of foundations required according to your ground conditions.

3) Sorry, did not understand this question.

Further to all three questions, ring up your local planning office and have the crack with them; they will advise exactly what you need to do.
