Hi Guys!

We have recently redecorated our front room and we have the caramel colour effect, we have a large bay area (ground floor) window and now on each corner there are 2 stains which looks like water has been splilt.

The water comes from the new skirting area about 10 inch up, right outside the window is a cavity vent which is fairly low and water could get in but I cant see it gushing through because theres not enough force.

How can i get rid of this problem and whats the cheapest and easiest way to deal with it? :roll:

It could be debris in the cavity.

If there is a piece of debris in the cavity, it bridges the cavity. This can produce a cold spot on the inside of the property.

When you get condensation on the inside of the property it is attracted to the cold spot and so makes that area damp.

Not much you can do about it, apart from removing the debris from the cavity.

I have a mate who is a bricklayer and he worked for a large housebuilder and he said this was a common problem. He had to go around removing bricks, so that they could clean the cavity and then replace the bricks.

Have you tried using a stain blocker?

No, havent really thought about using stain blocker, may chisel out the external vent first then try and removing anything whats behind it and put a smaller (brick type) vent back again.

The vent itself is inline with the ground so its fairly low to start with?!

There could be some kind of blockage that is bridging the cavity.

My mum's house has a similar problem and I'm going to cut a brick out when I get chance and have a look.

Only problem is that I fear that the cavity has been filled at her house with insulation!

Ok thanks for the advice!

Yeh it will be a bit of a problem if it has allready been filled with insulation? it can be orkward getting around problems like this.
