Very similar to my Granddaughters house, the landlord will not spend any money he doesn't have to.

Recently her electricity went out, he must have sent out everybody in his family to try to fix it.

Its always do it as cheap as possible,i have done more jobs in her house for her than he has,cos its
always aggro trying to get things done by him.

Really don't know how some of these landlords get away with renting out some of these propertys in the state they are.

Every morning i wake up Grumpy, she then gets up and makes me a nice cup of tea.

Some landlords couldn't give a toss, purely because people let them.
If people were actually more selective then landlords wouldn't be able to get away with it.

Seen both extremes, my current landlord is making a mint on the house so he'll chuck whatever money at it.
Also seen landlords which will strip their tennants of their deposit for small things claiming they're going to get professionals, then do minor repairs with someone off the Sheffield forum or something, and then pocket the difference.

For example I know someone £600 to replace a door, because it had graffiti on it (external door, bad area).
Tennant's gave up arguing over the stupidity, then saw the landlord himself painting over it 2 weeks later.
