We are investigating flooring problems and have found the wall plate is showing a watermark where it rests on the sleeper wall, the house is circa 1820 and obviously there is no DPM under the timber, what do you all think I need to do, can it be left its not what was causing my original problem that is now sorted, should I get the sleper walls injected? should I lift the timber slide in DPC and relevel?

Hi Mark,

Looks like the joists and boards have been re-newed? is the wall plate damp? If the original problem has been resolved and the wall plate is not damp, just leave it.

Thanks for reply, joists and boards are original as far as I know, area i'm worried about is the water staining halfway up the wall plate on the sleeper wall, no work has been done in this area. The other wallplate I have accessed has about 10mm wet rot at the base. I'm not sure what to do with this piece, replace it all or just treat the rot.

Hi Mark,
That floor is in great nick if it is original (which I doubt). Anyway, have you been flooded in recent years? Are the timbers still damp and soft? can you take a pic of the base of the sleeper wall? Any water staining on the outer walls?
