July 2010 we had a new boiler installed (and moved because of regs). We have recently been loosing pressure every week and a half or so. I have stopped and slightly leaky radiators but this has not fixed the problem. We have found that a damp patch had formed on a wall directly under the boiler.

I looked around and could not find an obviously leak but a wet patch under the boiler under the floor boards.

We got the plumber out and he said we couldn’t find a problem (the guy who installed the boiler)

Today we have had the power off all day as the electricity company had been doing work on the entire road. This has meant that thee has been no water movement as normally the boiler is set on a thermostat to keep the hosue at 15°C

I have now found the leaks from the PVC drainage pipe and from underneath the vortex filter connections.

Firstly do I have a leg to stand on with so I the plumber as he isn’t returning my emails and he came and looked at the problem and said he couldn’t find a leak when he was servicing the boiler just before Christmas.

Secondly can anyone give me any ideas in helping tighten the connections. As far as I can see I have to remove the filter to get access to the connection so I can tighten it up properly. If so do I have to drain the system before I do this (see pictures http://imgur.com/a/OLPdU) Regarding the PVC pipe do I have to completely remove it or can i just mastic up the joint again?

If there is a leak underneath the floorboards was that down to the installer?

Well the leak is from the pipe work that he installed when installing the boiler that go underneath the floor boards

I put them on imagur as it allows better quality but here they are attached

with the overflow pipe(PVC) the solvent cement might not have been applied all the way round the pipe, you will need to either pull it appart or cut it out and replace it its not hard just dont get toooooo high off the solvent cement

i would think you should be able to get some grips on that nut and give it quarter of a turn

Cant get anything on the nut without removing the vortex filter as its directly by a wall and other pipes.

The pipes just been pushed inside another pipe

I think it's a coupling Scruff. The simple answer is that if it's leaked ever since install it's down to the fitter!

Sadly it has only started leaking just over a year after installation so i don’t think its covered. i have tried assorted tools to get on it and cant. I will look and see if there is anything else i can use form work tat i don’t have. The filter i have is a total filter TF1(http://www.fernox.com/equipment/filters ... filter+tf1).

Do i need to drain the system before removing the vortex bit or can i get around it? To me it looks like the connection section and the vortex section are detachable is this the case? The reason i ask is because it would be easier to just remove the vortex and tighten up as my vortex unit isn’t completely vertical but at approximately 1 o’clock

Hi

I am still having trouble with my boiler and it seems that it is now the heating return that I leaking. I cant get access to the nut properly to tighten up. Anyone know of a good tool/techniques or a good plumber in the Stowmarket Suffolk area? Also it looks like PTFE tape hasn’t been used. I thought on screw joins that PTFE tape or some form of sealing compound should be used or am I wrong.

Well the nut dosent go anywhere near the bottom of the thread so i dont think there is a fiber washer

Suggest it does have a fibre washer. A fiber washer never tells the truth.
