 Post subject: Waterproofing Garage

I spent the weekend moving rubbish and shovelling soil that had built up many years behind mine and my neighbours garage (semi-detached garages), as we were both experiencing a large amount of water entering the back of the garages.

The soil level had built up at least 12" above the level of the garage floor, and water ingress even in relatively light rain was pretty big (made worse as the garage roof is sloped to allow the water to run off in this area too.

I'm planning on fitting some guttering to the rear of the roof to allow me to run the majority of the water away from the garage itself.

I'm wondering whether it is worth trying to seal / tank (do anything) to the now exposed base of the wall / concrete floor on the outside? Any advise?

As long as the garage is now above ground level it should be fine, once you fit the guttering.

Cheers, given we've had a fair bit of rain down here the last few days whilst my roof is still leaking (on my todo list) the ingress at the back seems to have been cured.

Will fit the guttering and fix the leaks on the roof next then.

Had a massive condensation problem in the garage last winter, will be interesting to see how much condensation i'll get in a dry (ish) garage next winter.

Condensation is a pain.

I fitted some vents in my garage, which helped!

Well the recent wet weather has been a decent test for my garage.

Still got to fit the guttering and seal the leaks where the sheets are attached to the beams, some bright spark fitted the fixings in the troughs of the sheet (i assum you'd normally fit in the peaks!)

But the amount of water coming through is so much less now!

Your IP address shows two posts from the USA and one from the Phillipines and you post a link to a site in Australia where you bought a roller shutter door from.

Oh yes a roller shutter would ensure my garage was 100% watertight and cure the condensation!

Why did'nt i think of that!!
