 Post subject: Pipe flashing

Hi there,

Due to the recent gale force winds in Scotland the bathroom fan extractor pipe flashing has been disturbed and as a result it's leaking. I asked a roofer to come and have a look and he looked at the roof from outside and said that the pipe flash both top and bottom needs replacement and that would cost £45 for the flash and £45 for putting it. Can someone please let me know if this is the general market rate for such jobs?

A photo would give us a clue.

Most flashing can be redressed.

For what is quoted it would seem reasonable.

thnx for that info - do you think this wud be covered in the building insurance?

Yes but it will cost you 10 Xs more in excess payments and increased premiums.

yes i think we hav an excess of £25 on our insurance ..

Minimum £200,00 per claim, I think you'll find.

sry it's diff to take a pic .. but prob started yesterday when some droplets of water dropped from the ceiling of the bathroom where the entractor fan grill is. Went up for inspection and the water was dripping from both inside and outside the pipe .. called a roofer this morning and he visually inspected the pipe from the ground level and said that the top and bottom flash needs replacing.

I am new to the insurance claim etc - should i claim this money or not from the insurance co?

As above for £90, you'll be hundreds of quids out of pocket.

You can claim but I wouldn't advise it.
