I have only painted a couple rooms in my life (and not particularly well). Our flat was a new build when it was bought by my boyfriend and hasnt been painted in the 10years since. I want to repaint everything but want to do it correctly. Please see pictures below:

1. Almost all the baseboards and door frames are peeling and seperating from the edges. Ive read this could be bad caulking? I didnt realize baseboards and trim even required caulking. Is there any other reason it would be doing that?

2. Also, all the trim/baseboards are somewhat glossy and have yellowed unlike the walls. Ive rubbed the trim with alcohol and nothing seems to come off so im assuming that its oil-based? Would i have to sand in between all those ridges and then apply a primer to get waterbased paint to adhere properly?

Any advice would be much appreciated!

Yes, it's oil based but no, it's not bad caulking, it's just the kind of shrinkage that occurs with newish properties.

You need to sand the woodwork to remove most of the shine, and apply a coat of water based undercoat prior to two water based top coats of your choice.

As for the gaps, they will need re caulking, but make sure you rake them all out clean and do the caulking after your sanding.

You will probably find that the fixings on the door linings also need some attention because the filler will be hanging out. I normally rake this out and use two part filler.

Once you've redecorated you shouldn't have to do all this again.
