I am after some reasonable price in Cardiff to draw up plans to buildings reg's for a simple velux conversion of my 1940's semi. I am not after the plans to be submitted as I am going to do this myself as that is what the council asked as my house is a council house. I do have permission from the local authoirty I just need to send in plans showing what we are doing.

You are best off going direct to a structural engineer who specialises in domestic work. When I spoke to my architect, he referred me straight to the engineer.

If you go to an architect, he will draw it up, then send it to the engineer who will tell him where the steels need to go and then the architect will redraw it. If you just go direct to the engineer, it should cost less than £ 500 and you will get a construction set which specifies everything for you which will be accepted by Building Control, although their engineers will check it. This should also allow you to do the conversion under a building notice rather than a full plans application, which will save you time.

Cheers for that, I am meeting a builder tomorrow who is going to calculate what size steels are needed etc. I am still on the look out for a structual engineer who can do the drawings for me.

The builder may be useful for pricing purposes, but the engineer is a must.

Yes, I am jsut finding it difficult to find one at the moment.
