ok, we have a shower unit.

The shower head was put in the tray and left to run - NO LEAK.

The sealant has all been re-done.

There is still a leak coming from beneath the tray in the corner when the shower is run over the left cheek of tiling (as you look at it from the outside), but not over the right.

It's not possible that the shower tap fixing is leaking right? It's re-sealed with silicone, so I mean through the actual fitting. If not then the only remaining option is the grouting, which I think must be the problem, but it looks good.

I suppose my question is, 'can failed grouting look ok?'.

Dont forget grouting isnt waterproof...wouldnt have though a quick lick with the shower would soak it that easily though...

i know you said you replaced the silicone but did you check the tray for movement before it was resealed? floor looks to be timber and in my experiance 90% of leaky trays i due to the tray moving while somone is in the shower allowing the water to escape!

Don't trust the door. Check it carefully, you may want to aim the shower directly at the seals and try to force any water leaks...see if that shows up as more damp or a clear leak?

Our leaky shower isn't really 'leaky' its just a crap door that allows water to exit when water is directed straight at the bottom so that its forced out.

IF you want to test the shower fixing/s, you could try removing the shower head and run the hose directly to the waste so that you're not getting any water in the cubicle. That way any fixing leaks should showup as more damp, becuase they won't be caused by water splashed on the tiles.

The water is coning through from beneath the tray.

I can see it almost immediately when the shower is run, but the side of the tray (where it meets the skirting board) is bone dry, as is the skirting board, and the area where the screen meets the tray, the length of the shower.

Well I didn't replace the silicone, the client did. I'll post a picture of the job he did.

Basically the seal between the tiles and tray look like someone's tried to form the walls of jericho with white sealant.

also, the leak is there when the tray is unoccupied.

This pic is idicative of the levels of sealant currently breaching anywhere that there could be a leak in the sealant.

we've run the shower directly into the tray. No damp.

Are you able to access and take a look at the trap?
I would basically try and eliminate things by firstly just running water into the tray, then if thats fine run water against the affected side panel first at low level then work up until the leak is found?

I would say that it is a good chance it is the tray movement. The screen frame to tray joint has probably got a hole in it letting the water find a way out in that corner. The problem with movement like this is that the sealant is stretched and gives way and it only needs to be a tiny opening to let water through.

Try some kitchen roll on the side of the tray in that corner to establish if the water is running down the side of the outside tray. It could of course be going do the back edge of the tray in the same way although this will be harder to spot.

iff the leak appears in the corner heres the senario i had

water was hitting the screen
found its way between 2 very tight surfaces into the expansion gap
water reaches the base and leaks out so you seal the outside water still comes so you seal the inside water now only has a path under the frame to the side till it hits the wall

solution seal the full height top to 12mm from the tray

what we tend to forget is a shower can be well sealed but introduce a body and the water goes everywhere

Yes, we have run water into the tray and there's no leak.

I will start from the bottom and work up, for some reason I never thought of that

It's definately coming from under the tray.

The tray side and skirting board are bone dry even when the corener of the floor are soaking.

As I say, the leak occurs when the shower is uninhabbited, also the water is definately coming from beneath the tray.
