Hi all, I'm a bit new to all this but have just moved into a new house and the conservatory roof is letting water in when it rains. I am quite competent if I know where to start, so ideally I want to try to sort this myself without having to replace anything!

There is a gap between the conservatory wall and the brick wall of the house, and I think the water is running down through the top and along either side of the window before it collects in a puddle on the floor. I can see the water dripping at the bottom between the two walls but am not sure how to make it stop!

Above is the top of the conservatory, and below is the window and the floor beneath. The conservatory walls are plasterboard, and the paint is starting to peel off.

This is also on the same side as the window, sort of like a box shape and I think maybe water is collecting inside as you can see!

Another problem is that there is a length of drain pipe that has a gap in it so the rainwater from the gutter is crashing down on top of the conservatory where the leaks are happening.

To add to the drama, one of the beams at the top is dripping from the point in the picture:

The roof has been attached to these with silicone sealant, so how would I go about finding the source of the leak?

Here is also a picture of the top of the roof where the water is coming in - looks a bit suspicious to me! Someone has just tried to smear a load of silicone sealant in there :cussing:

In the edge of the photo below you can see some white guttering along the side, the original intention must have been to have any rainwater run down the side and into that but it's not happening - can it be replaced?

Can anyone please suggest how I can seal the roof edge to stop the water from coming in? I was thinking about putting some of this along the top, would it be any good?

i cant beilieve they didnt divert the the down pipe to the side
at the minimum get a bit off gutter under the down pipe

you also need flashing cut into the brick/pointing idealy

but without doubt the down pipe is 95% your problem

aaahhh sorry missed the missing bit at the top advise still the same +fix the missing bit

Thanks for the welcome and prompt reply big-all, I'll sort the down pipe.

Is putting the flashing in the sort of job a decent DIYer could do? I am a chartered mechanical engineer by trade so not a complete muppet!

You may find 200mm Foil faced Flash band will be as good as anything.

The surfaces need to be dry.

Thanks scruff, will this be enough to do the job without having to put flashing in?

Flashband

Also, how would I best go about finding the leak that's causing water to drip from a beam?

Thats the stuff, you will need to measure the total length required, as there's 3.75m in a roll.

The foil faced one looks considerably better but more money.

You may also get a better deal from Wickes and builders merchants.
