Hi All

About to start getting prices for someone to come and dig my footings out my extension,
sizes are 12 metre long x 5 metres wide x 2 (front and rear) Kitchen and porch..

Something like this, sorry about the poor illustration..

If they have to go down 5 Foot which is what i am expecting, like neighbours, how much do you think i am looking at to have this done, driveway is also currently tarmaced if that makes any big deal to the costing.

Do they charge by day/job?

Any help greatly appreciated.

Based on those figures your biggest cost is going to be getting rid of the waste. You're looking at about 20m2 or about 40 tonnes - 3 big lorry loads. So you really need to find someone who can handle both the digging out and the spoil removal.

Got a mate who can get me skips at reasonably cheap money so that will help,think he can do 8 tonners for about 80/90 quid..... thanks for volume number that helps me estimate a little better :thumbright:

to give you a idea / on the info you supplied but a lot depends on access etc
i would charge around £2500 to £2800 to excavate / prep bottom ready for concrete and dispose of spoil if machine / dumper can access if hand dig / barrow different game altogether

Walchy 01 Can your mate supply me with skips in 2012, we are paying £280 for those.

Thanks Trouserpole for your reply, access is superb at side,front and back, gives me an idea on price..

Cotswold builders... they are very cheap pal, i know i am a lucky boy at those prices, sadly they wont come to Gloucestershire :dunno: WHY :scratch: 16 tonners i only pay £150 is that cheap too :?

May be worth setting a business up down your way, i wouldn't be able to have enough skips available to supply the demand at these prices :wtf: them prices you guys pay are outragious :cb

How much would you expect to pay per sq metre of concrete for the foundations? do i need 20m2 of concrete if thats how much comes out roughly? :dunno:

what comes out usually bulks up by around a 1/3

the total length x width by depth will give you m3--your engineer dwgs / calcs will give you details and mix

youll be paying around 80 to 90 quid m3 ready mixed or around 120 m3 placed

wagons are 6 or 8m3 usually watch out for part load charges

thanks for that trouserpole so.... if i have this right...

Total length = 22 metres x 5m wide x 1.5 depth = 165m3.... sorry for ignorance but what is this then in m2 costs.... is one of the prices you've said just tipped in a pile and the other is placed into place via a shute???

i presume your extension will be butting to the existing property and the floor plan size is 12m x 5m

therefore you will have to pour a strip footing say approx 5.3 + 5.3 + 12.4m ie total length say 23m allow for 600 wide footing at say 1m depth

so 23 x 0.6 x 1.0 =13.8m3 concrete
on this you can build brick / block up to beam (floor level)

or are you looking at putting in a raft foundation or ground bearing slab

yes that is correct it is butting up to my current house, and yes the floor plan is 12 x 5 m...

mmmm raft foundation ground floor bearing slab :dunno: i think there is 2 goal posts to be put in during the build as the corner load bearing wall is being removed to make a larger kitchen, so looking at the drawings these look like they need to be 1m wide x 1.5m long x 500mm deep, plus 1m x 0.5m twice, so more concrete still required on top of the 13.8m3 then :-)

if i was you i would got out to 3 local builders and get 3 prices for the build
ask them to give you a breakdown of costs in stages
say
up to slab
completion of shell inc breaking through existing
finishes to completion

it will give you idea of costings

all they will need is dwgs spec and a visit

on that size of extension you will be probably be looking at around £8000 to get you to slab level

Thanks for that, awaiting 3rd price coming in shortly, do you class up to slab as excavate and concrete foundations inc removal of soil/clay took out?

Thats come in at £3k, then build foundation and superstructure £14k...

is that for the shell only or does it inc finishes

as long as all works are inc it sounds ok

i usually split it in the following way

1-excavate / cart away / pour foundations / sub-structure blockwork / beam block floor

2-brick / block up to plate

3-roof and windows

4-1st fix

5-finishes

6-2nd fix and decs to completion

a 10% deposit is paid to secure the contract then stage payments 1 to 6

that size of build is around the 6 weeks worth of work so it works a payment due every week with the final payment on completion

if its purely a room i would say around the 20g mark if bath or kitchen incorporated probably looking at a figure of around 25g

a lot depends on the roof structure as well slate tiled etc if pitched or single ply membranes or felt if flat may save you a few thousand
