Dear All Hello,
I have just registered to ask about a problem with my central heating condensing boiler's external flue which is dripping on my neighbour's wood decking below. The drip is about one drip per 12 seconds. The flue gases look like a kettle when the boiler is running.
Any suggestions welcomed, David Philbeach

Not much you can do about water vapour/flue gasses, condensing on the flue and dripping. Perhaps supply your neighbour with a plastic bucket and offer to empty it now and then??

I think you'll find that there are regulations which state that the flue can't over hang neighbouring property, but I'm sure the gas guys can clarify it.

Which boiler do you have?

Some condensing units have a fall built into the flue and the flue can be installed horizontally.

Some need to be installed with the flue rising away from the boiler at about 30mm per metre.

The problem arises where boilers are installed reusing the old flue hole because on non condensing boilers the flues used to slope down.

So the question is which way does yours go??
