Hi guys,
Having been in the property for some 6 months now, we have been noticing over time that there ARE damp patches and
mould appearing on some walls, around windows and on the concrete floors.
Whilst searching for
Slugs INSIDE the property, I took note that the kitchen floor was quite wet, actually wet, not damp patches but as if the floor was sweating. I also noted that the exterior wall had been injected with a DPC on the inside along with the interior wall which backs on to the dining room, unfortunately, none of the injection holes have been filled though!
On to the dining room, where we first noticed the problems of crumbling floors. There has been an extension built to the rear of the property, thus making the dining room longer by means of an archway through what used to be an external wall. This is where the concrete floor crumbling was first noticed. This has since been repaired by the builder, who commented that the DPM used was nothing more than a bin bag. I have also noticed that the dining room floor has a DPM which looks like Clear Builders Plastic, is this correct?
More in the dining room, where we seemed to have mould appearing on the Party Wall, however, the Landlord arranged a Damp Inspection, which gave the results that there was no damp held in the wall at that time. Since then, we have redecorated the dining room, and moved cables that are behind the skirting boards, upon doing this, I was greeted with a moist handful of cables (all AV interconnects, no power) also beads of water along the bottom of the wall where the floor meets.
Since moving in, we have had the flat roof over the extension leak during heavy downpours, which has been bodged with Silicon for the time being, and the roof is being replaced in the spring.
I have also noticed what looks to be water coming down the wall in the corner of the North-East in the stairwell. This could be faulty guttering, which I am in the process of checking. I have taken care of the guttering ABOVE the flat roof, which was broken when we moved in and I am sick of waiting for the Landlord to attend to rectify this.
I believe the property to have cavity walls, which are not insulated. There are 3 ventilation points in the kitchen which seem to be merely holes through the walls, with vents on either side, leaving the cavity open.
Can anyone please give me some advice as to where to start in rectifying some of these issues?
I will be in contact with the Estate Agent whom are acting as a middle-person between Ourselves and the Landlord in the morning (AGAIN!!) and instructing them that if problems aren't getting fixed, where do I stand on repairing the faults myself and billing the Landlord or living rent free/reduced for a period of time.
Would it be wise to contact LABC regarding the issues or Environmental Health, as I feel the property is Sub-standard.
I have a 16 page email detailing faults at the property, which most are serious. If anyone would like some light bedtime reading, it can be posted.
Any advice would be very very very greatfully received, and hair implants would also be appreciated after the amount I have torn out over the last 6 months.
