Hello

An inside room in my house is showing what I think is signs of damp (see attached pictures). There is a radiator on the otherside of the same wall however it is showing no signs of leaking - I can think of no other source of damp, obviously it is difficult to get inbetween the two different partitions to see. It does seem to be slowly spreading up and horizontally.

My questions are as follows:
- Is this damp or something else? Is there a technical term?
- What is the best course of action to remedy this?
- If possible how much will it cost?

Where are the pipes ? in the wall or the floor running under the wall.

What material are they, copper or plastic.

Hi there - thanks for the quick response.

The pipes run horizontally, under the radiator (just above the skirting board) on the outside of the wall, when they reach the outside wall, about 3 meters from the damp, they go into the wall and run up towards the boiler on the floor above. I hope that's clear. They are made of copper.

I think you'll need to cut a section out and see what if anything is behind there in that case.

What is above the wall, a bathroom or shower for example.

There is a hallway and a kitchen above the portion of the wall where there is damp however that part of the kitchen doesn't have any pipes or taps.

I haven't worked with partion before (I don't think I am very adept at this) - how difficult is it to make good after cutting the section out? What tools / materials would I need?

You would need to re-board and skim, but really that is something to worry about after you know whats going on.

If you're not very competent or confident for that matter, look for a recommended Handyman, There's quite a few use this forum so one may be in your area.

As said a good Handyman will cover all the skills to investigate and repair, without the need for several different trades.
