 Post subject: Damp on Chimney Breast

Hi,

I've been suffering from damp on the chimney breast in the upstairs bedroom of a mid terraced house (built 1900) for the last 3 years now.

In 2008, I got the chimney flashing repaired and some tiles replaced on the roof.

The damp appeared to dry out so I painted over and all seemed ok.

I rented the property out and on moving back in during August 2011 I have noticed damp patches on the chimney again.

I have had a builder round and he said the flashing had come out, so he has fixed this and some tiles on the roof.

The chimney still appears very damp, how long will this take to dry out? If it is the flashing that is causing the problem.

I have also been told the mid feathers have gone on the chimney - could this be another cause of the damp if the chimney lining has gone?

I have cleared the vent on the fireplace in the upstairs bedroom (it did need clearing i got a washing up bowl full of muck out) and i can feel a draught pulling up the chimney.

My concern is that the flashing isn't the cause of the damp - does anyone else have any other ideas? Could it be the chimney lining? Does all the plaster need taking off?

I keep checking it with a damp meter and some parts are registering about 3.5% damp.

I've attached some photos and hopefully someone can perhaps point me in the right direction.

Is that on an outside gable end? (Not the side connected to next door)

If so I'd remove it to below roofline - assuming it's not being used obviously.

The roof timbers look soaking.

I'd say it was coming from the back gutter but it's something that will affect your neighbours chimney as well so you will need to talk to them before getting it repaired or you may be liable for any damaged caused.
