 Post subject: Damp above window.

Hi.

I have a problem with damp and mould above the window in the bathroom. The windows are fitted into wooden frames but are metal framed double glazed units which are pretty old to be fair.

The house is over 100 years old and has solid brick walls. The outside of the walls are rendered and painted which seems ok.

I've attached some pics of the damp and the outside. Any advice would be greatly appreciated.

Hi,
I really think you need to get up there and have a look as unless its an optical illusion, there's a big dip in that gutter right above the window. So could well be penetrating damp that has something to do with that. Also a bit of condensation involved there I would think - make sure your ventilation in the bathroom is up to the job as well. :thumbleft:

Well spotted Julian, I would also have a guess that the black strip is also Duck tape covering a crack in the guttering

Thanks guys! Is leaky guttering a common cause of damp etc?
