Hi. Currently having problems with a 1970's house using concrete lintels that span the wall cavity. Had water ingress a couple of years ago in an upstairs bedroom and the lounge patio door directly below. Plastering had to be redone inside. On the outside, we had a builder in to repoint some obvious problem areas as well as fit some weep holes. For good measure (or not), I applied some water seal to the exterior and this problem appeared to have gone away...without me really knowing whether it was the repointing, weep holes or the sealant that fixed it. This wall is very exposed and there has been some driving rain recently and the problem looks to be in the early stages again!! Paint starting to blister as well as cracking where the lintel meets the brickwork. I am assuming that this is happening because the sealant I applied has started to weather away. I am really looking for a long term fix for this. So far, I have considered having the whole of this wall repointed, but also need some advice on the possibility of modifying/replacing the lintels themselves. Can anyone advise me on this please......could this just be down to dodgy pointing or a fundamental problem with the lintels themselves???

My friend has this very same problem and his house is rendered and painted. Are there any air bricks installed on your external walls?

I think that it could be something to do with condensation or trapped water in the cavities, I believe a couple of airbricks could help this as it will help any moisture in the cavity escape.

Perhaps someone else will have another theory?

Thanks for the swift response. No air bricks in the outside wall.....I assume you mean bricks with holes? I do have weep vents as per my post but I think this problem to be caused by rain rather than condensation. Other lintels appear OK and it is only after heavy rain. Have been advised on another forum that a new cavity tray may be needed. Unsure as to how big a job this would be.....

Hi imw,

I agree air bricks would help a great deal in ventilating the cavity also if you still have problems then installing a cavity tray might be the next step.
