Hi I live in a second floor flat which is 3 years old and of traditional build.

I was wishing to lay new carpets when I pulled back the existing carpet to find my concrete floor in a bedroom all broken. Turns out there is a chamber running through the middle of the concrete floor with the hot water pipes running to the bathroom and it is laid over with wood and a screed was put over the timber. The screed has completely cracked and I have had to remove most of it. However my problem is the existing concrete floor either side of the hot water pipes metal chamber. It appears cracked and is really spongy like I dont want to walk on it.

Does anyone have any suggestions how to repair it?

your floor maybe spongy as there could be insulation or a sound proof layer under it,
I think I'd raise the height of the wood of the duct so the wood finish flush with the screed height,
then chop back the old screed a bit, wet down the edge of the old screed then fill the gap flush to the wood with screed,
then when its dried lay 8x4 hardboard sheets and line the whole floor or use thin ply.
