Hi!

I have this problem on my new house (see photo http://www.imo.co.uk/brickphoto.jpg ), evidence of spalling and deposits (salts?) on brickwork that may have been caused by damp. The thing is the area on the exteriror wall no longer seems damp and is quite dry and the the problem is also reflected on the inside wall with brown and flaky wallpaper and crumbling plaster but again this also seems totally dry. So I am wondering whether this is just the hangover of a previous damp problem that no longer exists (perhpas due to problems with the old boiler which was mounted in this area of wall, or old roofing problems?) and needn't concern me beyond it looking a bit of a mess or whether there is a current underlying problem still that needs to be dealt with either damp or something else. Any advice would be greatly appreciated.

Hi Chris,

Welcome to the forum.

I have taken a look at your photo-


And it would appear that is a mess from previous damp that has been caused by lots of water running down the wall perhaps from a faulty gutter?

It is unlikely that the boiler has caused this type of damage as the overflow is at the bottom of the picture ( unless the picture is upside down?) It looks like the picture is the right way up as the overflows are pointing downwards.

I would almost certainly say that this damage has been caused by a badly leaking gutter.

I'd get the gutter checked asap, before the bad weather comes and make the necessary repairs. Not sure if the bricks will clean to be honest, you might be able to get some slips of bricks and replace the fronts of the ones that are really badly damaged. It's a real shame as the rest of the bricks look in great condition!

Thanks very much for your reply. I hadn't thought about the gutters as the source of the problem because of the overhang (see bigger picture above). I might be way wrong but was thinking that with the design of the roof as it is and the layout of everything that a guttering problem might not lead to this pattern of damp, especially where it starts down the wall. There is also no sign of damage to the paintwork further up towards the roof area as there is lower down. Could there be another culprit?

Hi Chris,

Thanks for taking the time to post the pictures, it makes answering your problem a lot easier.

I can't think of another reason for the staining apart from the gutter.

The gutter looks stone and is probably lined with lead, As you rightly point out there is no staining to the paintwork above and so rather than the water leaking through the lead and stone I think the water has actually come over the top of the gutter!

I have seen this before and would probably not happen every time it rained but would only happen when there was heavy rain for some considerable time. Near the stain the gutter kinks to get around the overhang. I would guess that at some point the gutter has become blocked by debris or a dead bird etc. which has caused water to spill over the top of the gutter when it is near it's full capacity, the water has gushed over the gutter rather than spilling over and hence the water stain has started a few feet away from the gutter.

It would probably be a good idea to ask the local council about remedial action for this type of job as they will be able to advise you about the best methods to employ with it being grade 2 listed.

It looks as though the bricks next door have been cleaned as they are a lighter colour than yours.

Hi

I used to live in a flat with a similar stain to the one in the pictures, my next door neighbour said that it had been caused by a leaking gutter, although I never actually saw it for myself!

I agree with everyone else it's a blocked gutter problem, the brickwork might be solved by a brick cleaning co. My sister's co. do brick cleaning
although on new builds but i think it could be done. Just a suggestion though. Wink
