Hi - hope someone can help me here before I have to call out the professionals!

About 7 months ago, I had a company round to fit a new boiler - Baxi SOLO. All has been running smoothly apart from it's needed to be reset a couple of times due to overheating.

However, it think this problem may be related. At the same time as fitting the boiler (in the kitchen) they also fitted a pipe stat in the airing cupboard next to the hot water cylinder (approx 25ft away from boiler).

I was told that the pipestat would make the pump run for a bit longer after the boiler had turned off to make sure there was no hot water sitting in the boiler. My CH/HW timer turns the boiler off at 8pm, however, sometimes at 2am or even 4am the pump is still running, which keeps my awake at night cause it's quite near the bedroom. I was sort of expecting 20 mins of extra pumping, not 6 hours.

Is this expected behaviour?

The pipestat is set for approx 25 degrees, so I'm guessing that once the temp in the water pipe comes down to the desired level, the pump will turn off. Or have I got this wrong and the pipe stat turns the pump off once the temp has gone UPTO a certain level i.e. for frost protection.

One night I played around with the pipe stat, turned it right up past 40 degrees and the pump stopped and I was able to get some sleep. However, this is one of the instances when the boiler over heated.

Any advice will be greatly appreciated!

Last boiler I came across with these symptoms had been put in the wrong way round with the flow and return crossed over, might be worth seeing which pipe gets hot first at the boiler!

Which model is it exactly? Not all Solos need a pump overrun and if it does it's built into the boiler.

Only time the internal one doesn't get used is when theres not enough cores in the control cable and they can't be bothered to run a new one.

What does the installer have to say?

It's a BAXI SOLO 3 PFL - I'm aware that it's not a super efficient boiler, but due to size and space restrictions this was acceptable to the installers - even received a Corgi certificate to explain this I think.

Installer needs to come round and have a look, but it's prooving hard to get them round at a suitable time.

Have called BAXI and they say it might be a PCB problem, so just arranging an engineer visit, but as it's an old boiler I'm hvaing to go through the process to prove the warranty.

Any reason they fitted an illegal boiler and space restriction is not an excuse. :wtf:

Does sound somewhat dodgy, we had a nightmare getting an exemption to fit a BBU in a listed cottage, (first and last one I'll ever fit) and that was with the heritage people demanding it :shock:

Not sure, I believed what they said, something about not having to fit a super efficient class A condensing boiler if the building, location etc were not fit for the super boiler.

They registered it with Corgi, and I received a certificate so I think it's all above board.

sounds dodgy to me too :shock:

any chance of a picture of the installation, with some measurements added around the boiler?.........maybe something more up to date could have been fitted (WB,RI maybe :wink: )

also a picture of the flue on the outside please.

Solo 3 has a built in pump over run of approx 6-8 mins.

Pipe stat is not necessary for this purpose.

Sounds to me either it is interfering with the boiler pcb pump over run, or you have a didgy pcb.

I would go with the first one first.

I'd bet the inbuilt overrun isn't being used there are enough lazy installers out there :-)

Good point.

Op, check there is a live for the pump from the pump/l terminal on the boiler.

You should have permanent live, sw/live and pump live all connected for this boiler to function properly :wink:

I'm not sure how to check there is a live for the pump from the pump/l terminal on the boiler.

Photos as follows - as you can see the boiler is under the kitchen worktop, tucked right up into a corner between freezer and unit.

Dark outside tonight so cannot photo flue on outside just yet!

If you turn the power off and remove the black plastic panel at the bottom left (2 screws) are there any wires in the first three terminals these are for the pump.

im sure that baxi will honour any guarantee with the pump not being wired directly to the boiler.

why couldnt a condensing boiler have been fitted on the wall above the worktop. the pics dont show us whats above at the moment, and you could have built a cupboard around it, if you didnt want the boiler on show.

I notice from the pics that the PRV & AAV are above the worktop, if finding a replacement boiler that fitted within that space was the main issue a WB,RI would have gone in there, with only the flue elbow above the worktop where
the PRV &AAV currently are.

get the installer to pull the power cable off of the gas pipe and clip it to the wall :roll:


the more I think about this post the fishier it becomes :scratch:
