 Post subject: a felt (torch on ) roof

I have a large area of torch on felt which is now beginning to show its age.
The last time I spoke with the roofers (who laid it) they said that there was no point in overpainting it with alluminium (?) paint -even though in the earlier sections they had done this.

As they are professionals I followed their advice but now I wonder if they really do need this extra protection and also whether I should repaint the areas where the paint has worn off...?

I notice that the areas around the seams have cracked a bit.
Is there a product that I could put over these (smallish ) areas that might prevent further deterioration (something like liquid rubber perhaps) ?

felt roofs will last between 10 and 25 years dependent on construction any longer is borrowed time once a roof shows signs off failing its only a year or so before it needs replacing

You can paint some Acropol over the joints and solar reflective paint over whole roof area.
This will buy you a little time, but sounds like its near the end of its life.
If your planning on renewal go for EPDM.

where does the felt go?
Is it the seams or is it all over?
Does a protective covering of alluminium paint give it extra years longevity (assuming it was painted at the time of installation) ?
(sorry cotswold builders we posted simultaneously...)

Acropyl goes on the lifting joints, it has glass fibre strands in it for strength.
Solar Reflective paint over entire area, give it a couple of coats.
You would have had extra years life out of it, the solar paint would have protected it from the sun, needs doing every 3/4 years.
What you could do if your roof is still in good sound condition and no leaks, apply a torch on green mineral capsheet, it would last quite a few years and no need for repainting.
